The architect thought of time and place as he looked over the site of modern and contemporary history. He must have wished to enter the history of Jeongdong, surrounding the old castles of the city from the Sungnyemun Gate, Souimun, to Donuimun forum around the late 19th century. He surely would have wanted to bring the past into the present.

With Jeongdong road in the middle, Ewha Jeongdong Building, built with red bricks, faces the Ewha’s Centennial Building and Simpson Memorial Hall diagonally. It has the Embassy of Canada to Korea on the South, Jeongdong Apartment Village and Francisco Education Center on the north, and Jeongdong Park that built on the site of the former Russian diplomatic quarters on the east. Unlike the memorial center, the building is a commercial complex composed of neighborhood living facilities and office space from which the foundation intends to make profits.

The urban conversation representing the continuity of time and space of Jeongdong street includes the simple continuity of the exterior filled with red bricks, and has been shaped also by the activities of people who have been here. The red bricks Yi and METAA used are like a rhythmic gesture created by the opening which, reflecting such an intention, sticks to the principle, but is slightly free at the same time. The double skin between the thin brick walls and glass walls, employed as a way of extending the aura of the Jeongdong street, reinforces the relationship between the road and the buildings. The two walls are quite far from each other with an open space towards the sky, serving as a kind of area beyond simply being double walls.

In an attempt to leverage the limit with the diagonal line on the road, and yet maintain continuity, the architect designed the lower level in line with the surroundings and the upper level far from the street to retain the distance with neighboring housed. Moreover, the outdoor space on the ground that does not clearly show the main gate has been connected to the front yard of the Francisco Education Center and the Jeongdong park to the east, to more easily capitalize on the inclined area.

근현대사의 현장을 바라보며 건축가가 생각한 것은 장소와 시간이었다. 19세기 말부터 숭례문에서 소의문을 거쳐 돈의문으로 지나는 서울 성곽 부근의 정동 일대에서 일어났던 역사 속으로 들어가보고 싶었을 것이다. 그리고 그 과거를 현재로 끌어오려 했을 것이다.

적벽돌 외장의 이화정동빌딩은 정동길을 사이에 두고 이화여고 100주년 기념관, 심슨기념관과 대각선으로 마주하고 남쪽으로는 주한 캐나다대사관. 북쪽으로는 정동아파트와 프란치스코 교육회관, 언덕 위 동쪽으로는 옛 러시아공사관 터를 활용한 정동공원이 에워싸는 대지다. 이 건물은 길 건너 기념관과는 달리 재단의 임대 수익을 전제로 한 근린생활시설과 업무공간으로 채워진 상업건물이다.

적벽돌을 사용한 외관의 단순한 연속성을 포함해 정동길의 시간과 공간의 연속성을 나타내는 도시적 대화는 오랜 시간 이곳에 쌓인 사람들의 활동도 포함한다. 이종호와 건축사사무소 메타가 사용한 적벽돌은 이러한 의도를 제대로 소화하기 위한 것으로 원칙은 지키되 약간 자유로운 개구부가 만드는 리듬 같은 것이다. 정동길의 아우라를 연장하는 방법으로 적용한 두꺼운 벽돌 벽과 유리 벽 간의 더블스킨은 가로와 건물의 관계를 강화한다. 두 벽은 꽤나 떨어져 있고 하늘로 공간이 뚫려 있어 단순한 이중 벽이 아니라 일종의 영역으로 작용한다.

도로의 사선제한을 활용하면서 정동길의 연속선을 유지하기 위해 저층부 건축선을 주변과 맞추고 상층부 임대 업무공간은 거리로부터 후퇴시켜 북쪽으로 이웃하는 공동주택과 인동거리를 유지했다. 경사진 땅의 약점을 극복하고 오히려 적극적으로 지형을 활용하기 위하여 정문이 뚜렷이 드러나지 않는 1층 외부공간에서 프란치스코 교육회관과의 정원 쪽 마당을 지나 동측 정동공원 쪽으로 보행 동선을 연결했다.
