Harim Group Headquarters

The Harim Group Headquarters building consists of three stories of retail space at the base with 14 stories of office space above. The client, Harim Group, is the largest agricultural business in Korea and he wanted this building to provide a strong identity on the skyline during the day and particularly at night. It was important that the building be sustainable and provide a strong public presence on the street.

Within a tightly constrained floor area a vertical recessed slot allows the eastern summer wind to create a low pressure zone along the north face of the building. This low pressure zone allows natural ventilation of the office space from the operable windows around the perimeter of the floor. This slot is allowed to curve linking the public area on the ground floor with the roof garden, providing a visual identity for the building. The slot is highlighted with polished stainless steel panels incorporating a perforated and textured pattern. These are illuminated at night by a series of recessed white LEDs that through multiple reflections create a soft, shimmering lighting effect. The building includes high performance glass, LED light fixtures, underfloor air distribution, a green roof, and perimeter operable windows.

To maximize the building height within the zoning code, a large public space is provided on the ground floor. This public space flows from the street to a courtyard in the back which is defined by aluminum panels which graphically recall the curve at the building front. This space will provide restaurants, fountains, and public seating in a district with almost no public amenities. The roof has a circular conference room overlooking the roof garden and the city beyond. The interior and public spaces reinforce the architectural concept through the consistent and rhythmic use of materials and geometric patterns, creating a texture and pattern that weaves throughout the building.

Create a special design future that draws attention to a building by day and night. The lighting was the special design as the solution for the challenge of this project. An s-shaped recess in the facade designed to sparkle with LED lights at night and mirror finished stainless steel during the day. 

Working with Well-Light, a Korean lighting design consultant and Zahner, a custom-made metal panel manufacturer based in Kansas City, the team chose bump-patterned perforated stainless steel panels to act as the framework for the facade. The panels are mirror finished stainless steel on both the inside and outside to create daytime sparkle too. Between the panels the team installed more than 40,000 LED lights of 4,000k color temperature. “We tested several different color temperatures,” says Jay Chung, Director of Korea Operations.” When we tried 3,000k color temperature lights it looked like the building was on fire. The 4,000k lights ended up giving us the perfect light. Plus they’re energy efficient.” The lights are designed to draw people into this highly trafficked area.

하림그룹 본사는 3개 층의 하부 매장 공간과 14개 층의 상부 사무 공간으로 구성된 건물이다. 하림 그룹은 한국에서 가장 큰 축산업체로, 이들은 이 건물이 밤이든 낮이든(그 중에서도 특히 밤에) 스카이라인에서 강력한 정체성을 드러내길 원했다. 지속 가능한 건물을 만들어 길거리의 대중에게 강력한 존재감을 전달하는 게 이 프로젝트의 주요 이슈였다.

바닥면적의 빠듯한 제한 속에서 움푹 파낸 수직 틈새로 유입되는 여름철 동풍은 건물의 북쪽 입면을 따라 저기압 지대를 만들어낸다. 이 저기압 지대는 바닥 외주부를 따라 배치된 개폐식 창들을 통해 사무 공간에 자연 환기를 일으킨다. 수직 틈새는 곡선으로 이루어져 지상층의 공공 영역을 옥상정원까지 연결한다. 건물에 시각적 정체성을 부여하는 이 틈새는 패턴 무늬를 넣어 타공한 유광 스테인리스스틸 패널들을 통해 밝아진다. 밤이 되면 매입된 일련의 백색 LED 조명들이 이 패널들을 비추는데, 풍부한 반사가 일어나면서 부드럽게 흔들리는 조명효과를 만들어내기 때문이다. 이 건물은 고성능 유리와 LED 조명기구, 바닥급기 시스템, 녹화지붕, 외주부의 개폐식 창들을 갖추었다.

10TH FLOOR PLAN

건축법규를 준수하면서 최대한의 건물 높이를 얻기 위해, 넓은 공공 공간을 지상층에 두었다. 이 공공 공간은 길거리에서 후면의 뜰로 이어지는데, 이 뜰은 건물 정면의 곡선을 생생히 연상시키는 알루미늄 패널로 구획된다. 주변 지역에는 공공 편의시설이 거의 없지만, 이 공간은 레스토랑과 분수, 공용 좌석을 제공할 것이다. 옥상에는 옥상정원과 그 너머의 도시가 내려다보이는 원형 회의실이 있다. 실내 공간과 공공 공간은 재료와 기하학적 패턴을 일관되고 리듬 있게 활용함으로써, 건물 전반을 엮어내는 질감과 패턴을 만들어 건축적 개념을 강화하고 있다.

16TH FLOOR PLAN

밤낮으로 건물에 이목을 집중시키는 특별한 디자인이 미래를 만든다. 이 프로젝트의 특별한 디자인에 대한 해법은 조명설계였다. 정면에 S자 모양의 틈새를 만들어 밤에는 LED 조명으로 반짝이게, 낮에는 거울 마감된 스테인리스스틸로 반짝이게 설계한 것이다.

설계팀은 한국의 조명설계 컨설팅 업체 웰-라이트(Well-Light)와 캔자스시티 기반의 맞춤형 금속 패널 제작업체 자너(Zahner)와 협업하면서, 범프(bump) 패턴의 타공 스테인리스스틸 패널로 정면의 체계를 짜기로 했다. 이 패널은 내·외부 모두 거울 마감의 스테인리스스틸로 이루어져, 낮에도 반짝이는 효과를 일으킨다. 그리고 패널들 사이에 색 온도 4,000k의 LED 조명을 4만 개 이상 설치했다. 벡그룹의 한국지역 본부장인 제이 정은 “몇 가지 다른 색 온도를 시험해보았고, 조명의 색 온도를 3,000k로 했을 때는, 건물이 불타오르는 것처럼 보였다. 색 온도를 4,000k로 하면서 비로소 완벽한 조명을 얻게 되었는데, 이 조명은 에너지효율도 좋다.”고 밝혔다. 이러한 조명은 통행량이 많은 이 지역으로 사람들의 시선을 유인한다.
