Teachers Village is a mixed-use development envisioned for downtown Newark south of Market Street and west of Broad Street. It will encompass six new buildings, including workforce housing, schools and small to midscale retail located along Halsey Street between Branford Street and Hill Street. These elements will provide 204 residential units for teachers, three charter schools, a daycare center and a variety of retail spaces at street level. Sustainable design, new landscaping and streetscape improvements are integral to the goal of creating an exemplary development for a flourishing community in Newark.
Each new building is site specific and designed relative to its context. Street wall heights are regulated in accordance with the Newark Living Downtown Plan and provide a rich variety of street conditions. The new Halsey Street retail corridor is at the heart of the development and offers a mix of venues for vibrant street life. The residential spaces and schools are designed with generous windows that are open to the light and activity of the streets below.

As required by the Newark Living Downtown Plan, all of the new building fronts facing Halsey Street are four-stories tall, not exceeding 60-feet in height. As permitted by zoning regulations, the buildings set back from Halsey Street above 60-feet grow in height, reaching a maximum of 6-stories.
Teachers Village is one of the first developments in America to pursue the LEED Neighborhood Development designation by the US Green Building Council, indicating that the project meets the highest levels of sustainable design and that the neighborhood integrates the principles of smart growth, urbanism and green building strategies. Former parking lots are transformed into a sustainable new neighborhood that offers its teacher residents opportunities to live where they work and to experience high-quality healthy
living in an affordable, safe environment downtown. The development is conveniently located to benefit from Newark’s efficient public transportation system, from extensive local and regional bus lines to a short walk to the Washington Street light rail and Newark Penn Station, hub for NJTRANSIT, AMTRAK trains and PATH train service to Manhattan.

Teachers Village will restore a sense of place by activating the streetscape, along Halsey and William Streets, attracting residents, students, and visitors to this dynamic new community and to the existing cultural, entertainment and educational infrastructure with institutions such as the New Jersey Performing Arts Center, the NJ Historical Society, Newark Museum, the main branch of the Newark Public Library and the Prudential Center Arena.

Access to open space for Teachers Village residents includes proximity to three city parks and community gardens. Surrounded by six universities with a community of 50,000 people, each with its own library and cultural facilities, there is potential for collaboration between Teachers Village and the surrounding corporate and academic community.
The Teachers Village neighborhood is the piece of the puzzle that completes the picture of a healthy, vital downtown, creating a 24/7 environment and destination for diverse populations to linger and enjoy what downtown Newark can offer.

선생님 마을은 마켓 스트리트 남쪽과 브로드 스트리트 서쪽 뉴어크 중심가를 중심으로 하는 다양한 목적을 위한 도시 개발 계획이다. 6개의 새로운 건물들과 노동자 주거지, 학교, 그리고 브랜포드 스트리트와 힐 스트리트 사이의 할세 스트리트를 따라 위치한 중소 규모의 소매상들도 아우른다. 선생님들을 위한 204개의 주거지를 제공하며, 3개의 차터 스쿨과 하나의 탁아소, 그리고 길거리에 접해있는 다양한 소매점들을 위한 공간들도 제공한다. 지속가능한 디자인과 새로운 도시경관은 뉴어크 지역사회 번영을 위해 필수적이다.
각각의 새로운 건물은 해당 지역에 특화되었고 주변 지역과 연계되어 설계되었다. 길거리 담벼락은 뉴어크 중심지 도시계획에 따라서 높이가 제한되고 다양한 모습을 연출한다. 할세 스트리트의 새로운 소매점 거리는 이번 개발 계획의 핵심이며 활기찬 길거리 모습을 위한 다양한 장소를 제공한다. 주거지와 학교는 큰 창으로 설계되었는데 이는 빛을 받아들이며 아래 길거리에서 일어나는 여러 활동을 위한 것이다.

뉴어크 중심지 도시계획에 따라서 할세 스트리트와 맞닿아있는 새 건물들은 모두 4층 높이로 높이가 약 18m를 넘지 않는다. 그리고 지역 규정에 따라 할세 스트리트에서 조금 떨어진 건물들은 18m 이상으로 지을 수 있으며 최대 6층까지 설계할 수 있다. 선생님 마을은 미국 친환경 건축협회에서 주관하는 미국 내 최초의 LEED 근린 개발 계획중 하나이다. 프로젝트들은 최고 등급의 지속가능한 설계 규정을 준수해야 하며 주변 지역과의 스마트 성장, 도심 계획, 친환경 전략을 고려해야 한다. 주차장은 선생님들을 위한 새로운 주거지로 변화하여 근무지와 가까운 곳에 살 수 있는 기회와 안전하고 저렴한 가격으로 도심지에서 높은 수준의 건강한 삶을 경험할 수 있는 기회를 제공한다. 해당 프로젝트 대지는 대중 교통이 용이한 곳에 자리하여 뉴어크의 대중교통 시스템의 이용이 쉬우며 뉴욕 맨하탄으로 갈 수 있는 다양한 교통편(워싱턴 스트리트 경전철, 뉴어크 팬 스테이션(NJTRANSIT, AMTRAK 기차, 그리고 PATH철도의 중심))도 쉽게 이용할 수 있다.

선생님 마을은 할세 스트리트와 윌리암 스트리트에 활기를 불러일으켜 장소에 대한 인식을 회복시킬 것이고 거주자와 학생들, 그리고 방문객들로 하여금 활기찬 지역사회와 현재 존재하는 문화적, 오락적, 교육적 사회 공공시설들-뉴저지 공연예술 센터, 뉴저지 역사 협회, 그리고 프루덴셜 아레나- 로 마음이 끌리도록 할 것이다.
