Haeundae Dalmaji Pass: Monaco in Korea Or Beverly Hills

In general, the villages formed under the hills or mountains in Busan were poor villages which were settled by refugees immediately after the Korean War. However, Haeundae Dalmaji Pass is an exceptionally wealthy village in South Korea similar to an American hillside village. This is a hill located at the contact point where the East Sea and the South Sea meet, and the vast horizons of the two seas can be seen. It is a place that provides a dreamy residential environment where Haeundae Beach is to the west, the scenic view overlooking the tranquil Cheongsapo is to the east, and the convenience of a moderately developed commercial area coexist.

This place has an environment that reminds you of a scene from a movie. For example, you can wake up with warm morning sunshine, see the sea from a gorgeous villa, and have a western style breakfast after jogging along Munten Road. However, we closely scrutinized the architecture of this area and found that, except for the first row of buildings on the Dalamji Road, buildings such as apartment blocks, luxury villas, and large-scale restaurants on the block still remained in the framework of developmental architecture.

Urbanization has proceeded in this flow. The site area is 2,057㎡, which can be regarded as large in the Dalmaji Pass area. It is a sloping ground with a width of about 66m, a depth of 25m to 37m, and is a short rectangular land with a height difference of about 10m from the main entrance. The site, which belongs to the second row of the Dalmaji Road, is surrounded by six story multiplex houses and commercial buildings that have a somewhat constrained sea view.

The main point of the design was to devise a new architectural structure, harmonious with the surroundings, and easily accessible by reinterpreting various constraint factors such as location, environment, and climate. The distance was maximized between the site and neighboring buildings and alleys due to the height differences so that entry stairways and entrance squares were secured. The 55m wide elevation on the roadside was divided to accommodate three buildings to match the urban flow of the neighboring buildings to alleviate the visual boredom and the tension of the enormous masses, and the huge terraces are superimposed to emphasize the levels and provide diversity.

해운대 달맞이 고개: 한국의 모나코 혹은 비벌리 힐즈

일반적으로 부산의 언덕이나 산 아래 형성된 마을은 한국전쟁 직후 피난민들에 의해 대거 형성된 달동네로 빈촌에 해당되지만, 해운대 달맞이 고개의 경우는 예외적으로 미국식 힐사이드와 같은 한국의 대표 부촌에 해당된다. 이곳은 동해와 남해가 만나는 곡각 지역에 위치한 언덕으로 눈 앞에 두 바다의 광활환 수평선이 펼쳐지며, 서쪽으로 해운대 해수욕장이 굽어 보이고, 동쪽으로는 고즈넉한 청사포가 내려다보이는 수려한 경관과 적당히 발전한 상업 지역의 편의성이 공존하는 꿈의 주거환경을 제공하는 곳이 다. 이곳은 화려한 빌라에서 따뜻한 아침 햇살과 함께 잠에서 깨어나 바다를 만나고, 문텐로드를 따라 조깅을 한 후 서양식 아침식사를 하는 마치 영화 같은 장면을 충분히 연상할 수 있는 환경을 지니고 있다.

하지만 현실 속 이 지역의 건축을 면밀히 살펴보면, 달맞이 길을 기준으로 제1열의 건물군을 제외하고 블록 내부의 아파트와 고급빌라, 대형 음식점과 같은 건물군은 여전히 1970년대부터 시작된 개발주의 건축의 틀 속에 갇혀 있고 이러한 흐름 속에 도시화가 진행되어 왔음을 발견할 수 있다. 본 계획의 대지 면적은 2,057㎡로 달맞이 고개 지역에서 큰 비중을 차지한다고 볼 수 있다. 진입 도로변으로 약 66m 폭과 25-37m의 깊이를 가진 한 변이 짧은 장방형 대지이고 10m 가량의 높이 차이가 있는 경사지이다. 달맞이 길의 제2열에 속하는 본 대지는 약 6층 규모의 다세대 주택과 상가건물들에 둘러 쌓여 있어 다소 제약이 있는 바다경관을 가지고 있다. 설계의 주안점은 입지여건과 주변 환경, 기후와 같은 여러 제약적 요인들을 도시 맥락 속에서 재해석하여 주변과 상생하며 여유가 있고, 쉽게 진입이 가능한 새로운 건축 구조체를 고안하는 것이었다.

대지의 높이차와 인접건물 및 골목길과 최대한 이격하여 진입계단 및 진입광장을 확보하고, 도로측 55m 폭의 입면은 주변 건물의 도시적 흐름과 맞게 3동으로 보이도록 분절하여 시각적 지루함이나 거대한 매스의 긴장감을 완화시키고, 거대한 테라스를 중첩하여 수평성을 강조함과 동시에 다양성을 제공한다. 이런 복합적이고 단순한 건물의 이미지는, 본 대지가 속한 달맞이 언덕의 도시 맥락에서 보이듯이 우리가 흔히 상상할 수 있는 바다가 언덕 위의 테라스가 있는 건물일 수도 있을 것이다.
