The downtown of Cheongpyeong-ri was filled with old buildings, like any other suburb city. The house they lived in was an old single-story house which looked at least 30 years old. They raise their children here as both a coffee shop and a house and now wants to build a new building. However, the shape of the land checked out was in atypical shape, since a bit of lands were sold in little pieces and bought with neighbors for a long time and I doubt that it would match with the real land. Therefore, it was prior to check the actual site boundary. We were in a situation where we had to wait until it was demolished to start designing because due to dense buildings it was not possible to measure the boundary before demolishing the building.

Planning started again after 8 months, when the client decided to remove the house in February 2017. The result of the measurement, the adjacent building boundaries were not as bad as concerned, so we re-started designing a three-story building as it reduced from five-story decided by family in-between. The main idea of the design was to use the atypical and narrow site wisely and create a simple façade blending with the busy surrounding environment. The overall program is a car park on the ground floor, commercial store on second and living area on the third floor, which was planned as common area and mother’s space on the second floor and third floor for the son. The problem when planning space was a leftover space at the back caused by the irregular land shape. Also, the back space had to be used for natural sunlight as the surface on the main road was facing north.

To make the best use of the land, located the staircase on the narrowest corner of southeast and placed the long commercial space along north and south with car park space secured next to it. For the living space, the living room was located toward thesouth for natural light, kitchen placed perpendicular staircase, bedroom and dressing room to be toward the road, but have a 2m setback from the façade with minimum windows to avoid noise and light interfering from the motel across the road. The stair connecting living room and third floor is a light open stair and window along the stair to allow maximum natural light to the second-floor bedroom. The third floor is a space for son, it has an exterior deck area with BBQ equipment. This space can be expanded in the future if needed.

Front façade facing the main road is to be simple as possible to blend into the crowded environment around, particularly placed commercial space on the ground floor where there are a veterinary clinic and building mass close to the three-story building on the other side to naturally fit in with the surrounding. On the other hand, the back of the building became rather diverse and dynamic design which created by tracing the odd shape of the site. Basic white stucco and black brick are used for external wall and grey zinc on the roof. Although there was a budget issue, those were considered as they fit well with the concept of being neutral and faithful to basic. Whereas bold colors and materials were suggested for interior and as the client was willing to use it, the entire floor is in the tile floor, pink tile and metallic dark grey color used for kitchen furniture, rooms had tone down mint and white wall with grey floor tile which creates a calm atmosphere. Bathroom basin has a design feature of long hexagonal tile.

청평 주택

청평리 시내는 여느 지방 도시 시내와 다를 바 없이 낡은 건물들로 빼곡했다. 살고 있던 집은 오래된 단층집으로 30년은 족히 되어 보였다. 이곳에서 커피 대리점과 집을 겸하며 자식들을 키워왔고 이제는 번듯한 건물을 지어 살고 싶어 했는데 미리 확인한 대지의 형상은 오랜 세월 이웃들과 조금씩 땅을 사고팔고 해서 이형적인 모습을 하고 있었고, 이마저도 지적도의 형상과 실제 땅 상황이 일치 할지 의문이다. 그러기에 우선 대지의 경계를 확인하는 일을 해야했다. 건물이 밀집해 있어 철거 전에는 경계 측량을 할 수 없어 설계는 중단되고 집을 철거하기를 기다리는 상황이 되었다. 그렇게 8개월 정도 시간이 흐르고 2017년 2월에 철거를 하기로 결정했다는 의뢰인의 소식을 듣고 다시 설계가 시작되었다. 측량결과 우려했던 주변 건물들의 경계 침범이 심하지 않았으나 그동안 가족 간의 상의로 건물 규모가 5층에서 3층으로 줄어 재설계를 시작했다. 설계의 큰 방향은 이형적이고 협소한 대지를 효율적으로 사용하고 번잡한 주변과 어우러지는 단순한 입면을 만들고자 하는 것이다.

전체 프로그램은 지상층에 주차장과 상가를 2층과 3층에 주거 공간으로 구성하였는데 2층은 공용공간과 어머니 공간으로, 3층은 아들의 공간으로 계획했다. 공간 구성을 하는데 있어 가장 고민되는 부분은 불규칙적인 대지 형태로 인해 좁은 뒷공간을 어떻게 활용하는 가였다. 게다가 전면 도로 쪽은 북쪽을 바라보고 있어 채광을 위해서는 뒷공간을 사용해야 했다. 대지를 최대한 활용하기 위해서 가장 좁은 동남쪽 구석에 계단실을 넣고 근린생활시설을 남북 방향으로 길게 넣고 그 옆에 주차공간을 확보하였다. 주거 공간은 채광을 위해 거실을 남쪽으로 배치하고 계단실과 수직 방향으로 주방을 놓고 침실과 드레스 룸을 도로 쪽으로 배치하되 전면에서 2m 이격하고 최소한의 창으로 소음과 건너편 모텔의 빛 공해로부터 벗어나도록 설계하였다. 거실과 3층을 연결하는 계단은 2층 침실 쪽으로 유입되는 채광을 최대화하기 위해 오픈형 계단으로 만들었고 계단을 따라 좁은 띠 창이 설치되도록 했다.

3층은 아들의 공간인데 가족이나 친구들과 바비큐를 할 수 있는 외부 데크 공간이 있다. 이 공간은 추후 확장이 필요할 경우 변형 가능한 공간이다. 도로와 접한 건물의 전면은 번잡한 주변 환경에 어색하지 않도록 최대한 단순한 형태를 유지하려고 했고 특히, 단층의 동물병원이 있는 쪽에 1층 상가를 배치하고 3층 건물이 있는 반대쪽으로 주택 매스를 붙여 전체적으로 주변과 자연스러운 조화를 이루도록 했다. 그에 반해 건물의 후면은 오히려 다양하고 역동적인 형태가 되었는데 이는 이형적인 대지의 모습에 맞춰지며 그 형상이 구성되었기 때문이다. 외벽의 재료는 가장 기본적인 재료인 흰색 스타코와 검정벽돌을 사용하였고 지붕에는 회색 징크를 사용했다. 예산 상황도 있었지만 튀지 않고 기본에 충실한 집이라는 개념과도 어우러지는 재료들이라고 판단되었다. 반면 내부는 다소 파격적인 컬러와 재료를 제안 했는데 의뢰인은 흔쾌히 받아들여 전체 바닥을 타일로 시공하고 핑크색 타일과 메탈릭한 진회색 주방가구로 컬러 매칭을 하였다. 또, 방은 톤다운 된 민트색과 흰색을 사용하여 회색 바닥 타일과 함께 차분한 분위기를 만들어 준다. 욕실 세면대에는 긴 형태의 육각타일로 포인트를 주었다.
